Frequently asked questions
How much is a £270,000 mortgage per month?
Over 25 years at 4.5%, a £270,000 repayment mortgage costs £1,500.75 a month, with £180,224 of interest over the term. Interest-only, the payment would be £1,012.50 a month, with the £270,000 still owed at the end.
How much stamp duty will I pay?
In England and Northern Ireland, nothing up to £125,000, then 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above. On a £300,000 home that is £5,000. First-time buyers pay nothing up to £300,000 and 5% from £300,001 to £500,000, if the price is £500,000 or less. Owners of another home pay 5% on top. Scotland (LBTT) and Wales (LTT) have their own rates, which the calculator also applies.
What is loan to value (LTV)?
The mortgage as a share of the property price. A 10% deposit gives a 90% LTV. Lenders usually offer their lowest rates from 60% or 75% LTV, so a bigger deposit often lowers both the loan and the rate.
Repayment or interest-only?
A repayment mortgage pays off interest and capital each month, so the debt is cleared at the end of the term. Interest-only payments are lower, but the full loan must be repaid at the end, usually from savings, investments or the sale of the property.
